An adjustable rate mortgage (ARM) is a type of mortgage loan where the interest rate can change over time. Some even monthly! Unlike a fixed rate mortgage, where the interest rate remains the same for the entire loan term, an ARM has an initial fixed rate period followed by a variable rate period. During the fixed rate period the interest rate is typically lower than the market rate, providing initial savings to the borrower.

However, after the fixed rate period ends, the interest rate can adjust periodically based on a specific index, such as the U.S Treasury Bill Rate or the London Interbank Offered rate (LIBOR). The adjustment frequency and limits (caps) on interest rate changes are outlined in the loan agreement. This means that the monthly mortgage payments can increase or decrease over time, depending on the movements of the index.
